Sina Oros
It is not certain, whether the small village mounted on the right side of Karkotis River, in the known Solia valley, is related to the Saint Katherine Monastery in Sina, in Egypt, since it bears the same name.

It is certain, however, that Sina Oros was a medieval settlement since it is noted on the Venetian Maps of Cyprus.

Sina Oros and its people depend on the agricultural as well as non-agricultural employment, mainly in the capital.

The residents are employed with the production of fruit and vegetables. The land owned by the locals reaches the riverbank.

It is not only the wild growth of the Karkotis slope that impresses the traveler, but also the flower gardens of the houses. However the visitor may find a small difficulty in moving round the settlement due to narrow sinuous and steep roads, which are, however, sufficiently maintained.

The settlement of Sina Oros is a blend of modern and traditional houses, with mud bricks and double or single sided clay tile roofs dominating over the old buildings. Most houses have a large vine tree at the front of their entrance. A village attraction is the old Saint John the Theologian church, recently renovated, situated on a steep slope, built with local stone and the double-sided slope roof, so specific and characteristic of the Churches in the Troodos area.

TECHNICAL SPECIFICATIONS OF RESIDENCES AT SINA OROS – KAKOPETRIA

FRAMEWORK

Reinforced concrete with high-tension reinforcement, according to the Cyprus Antisismic Code.

WALLS

The external wall work will be of very high quality hollow bricks of a total width of 20 cm.

Internally, the walls will be of hollow bricks of a total width of 10 centimeters, according to plans.

The external surfaces of the wall work will be plastered and coated in three layers with materials of the choice of the Architect.

All the internal surfaces of the wall work will be plastered and painted with emulsion paint.

FLOORS

Entrance area

At the entrance of each house the floors, which will be placed, will be of very high quality ''Granite Type’’ imported by the Company.

Living room and reception areas

The ceramics in the living room area will be of very high quality, of a value of £5, 00 per sq. m., and the buyers will have the right of choice.

Verandahs

Verandahs will be covered by ceramic tiles of very high quality imported by the Company.

Kitchen

There will be placed very high quality ceramic tiles.

Bedrooms

In all areas of the bedrooms will be placed timber floors of laminated type.

Bathrooms shower rooms, toilets.

In all the areas of the bathrooms, shower rooms and toilets will be placed ceramic tiles of very high quality.

Coverings

All the internal areas of the walls of the bathrooms, shower rooms and toilets, up to 2, 20 meters, and (window height) will be covered with very high quality ceramic tiles.

Kitchen Walls

There will be placed ceramic tiles according to architectural plans.

SANITARY FIXTURES

All the sanitary fixtures will be of very high quality and of European origin, with all their accessories.

ALUMINIUM

Sliding windows MU400

Balcony doors, opening or sliding, will be of very high quality aluminum and double glazing (only internally). Externally will be wooden louvers.

WOODWORK

The outside door (main entrance) will be of SOLID Swedish wood with a safety lock of a value of £20 and first class handle.

Internal doors: Will be coated with oxia wood according to the buyer’s choice.

WARDROBES

The wardrobes of the bedrooms and bathrooms will be covered with oxia timber sheets. The buyer will choose the color.

All the working tops of the kitchen cupboards will be of granite of £30, 00 per sq.m. Kitchen cupboard handles will be of very high quality.

ELECTRIC WORK

All the electric installations will be based on the Architectural Plans and according to the E.A.C Regulations. There will be predetermined supply points, energy according to plans and according to electric power.

TELEPHONE INSTALLATIONS

There will be telephone plugs in all bedrooms, kitchen and living room.

PLUMBING

There will be hot and cold water pipes. An electric water heater will exist in every house.

HEATING

In each house there will be constructed a Fire Place according to the Architectural Plans.

ROOF

There will be timber roof of very high quality timber and local tiles of ''Portugal Type''. It will be subject to the Planning Authorities terms and in accordance with the character of the area.

Gutters and rainwater pipes will be placed where needed.

PAINTING

All walls will be painted with emulsion paint in three layers. The external walls will be three layers acrylic paint.

CONCRETE

Foundations, flat roofs (terraces) and columns will be of reinforced concrete.

EXTERNAL WORKS

In house prices the arrangement of gardens, decorative external corridors, fencing's, patios, swimming pools or garages are not included.

Special planning and building permit is needed for all the above works and, according to each case, is different and changeable. Therefore, each buyer according to his preferences and at the right time can decide for all or part of the works.
